About the service

DepositBack is operated by Gator Labs Limited (trading as DepositBack). Gator Labs Limited (trading as DepositBack) provides legal information and document preparation tools to help tenants prepare their own deposit dispute submissions to their deposit protection scheme. Gator Labs Limited (trading as DepositBack) is not a law firm and does not provide legal advice. Nothing on this site or in the documents we generate constitutes legal advice, and our service does not create a solicitor-client relationship between you and Gator Labs Limited (trading as DepositBack). If your dispute is complex or involves court proceedings, you should seek independent legal advice from a qualified solicitor.

Eligibility

The service is available to tenants whose deposits are protected under the Deposit Protection Service (DPS), MyDeposits, or the Tenancy Deposit Scheme (TDS) in England and Wales. Our analysis is based on the laws and adjudication practices applicable in England and Wales and may not be suitable for disputes governed by Scottish or Northern Irish law.

How it works

You provide information about your tenancy and the deductions your landlord has proposed from your deposit. We use AI to analyse your case against established principles of UK deposit dispute adjudication. The free case assessment provides a strength rating for each deduction and an overall case score. The paid evidence pack, available for a one-time payment of £9.99, provides a detailed analysis of each deduction, a formal dispute letter addressed to your deposit scheme, photo comparison notes where applicable, and a step-by-step guide for submitting your dispute.

Payment and refunds

Payment for the evidence pack is a one-time charge of £9.99 processed securely by Stripe. By purchasing the evidence pack and accessing its contents, you acknowledge that the digital content has been fully provided to you and you expressly consent to waive your 14-day cancellation right under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013. This waiver applies because the evidence pack is digital content that is generated and delivered immediately upon payment.

Accuracy and limitations

Our analysis is generated by AI and is based on general principles of UK deposit dispute resolution, including fair wear and tear guidelines, depreciation calculations, and burden of proof standards. It may not account for all the specific circumstances of your case. We do not guarantee any particular outcome from your deposit dispute. The success of your dispute depends on the specific facts of your situation, the evidence available to both parties, and the individual adjudicator's assessment. Past results or estimated recovery amounts are not guarantees of future outcomes.

Your responsibilities

You are responsible for the accuracy of the information you provide to DepositBack. Inaccurate or incomplete information may result in analysis that does not reflect your actual situation. You are responsible for submitting the dispute to your deposit protection scheme yourself, within the applicable deadline. We do not submit disputes on your behalf, and we are not responsible for missed deadlines or procedural errors in your submission.

Intellectual property

The evidence pack content, including the dispute letter, deduction analysis, and submission guide, is generated specifically for your personal use in your deposit dispute. You may share it with your deposit protection scheme, a solicitor, or a citizens advice bureau as part of your dispute. You may not resell, redistribute, or publish the content for commercial purposes.

Limitation of liability

To the maximum extent permitted by law, the total liability of Gator Labs Limited (trading as DepositBack) in connection with your use of the service is limited to the amount you paid for the service, being £9.99. Gator Labs Limited (trading as DepositBack) is not liable for the outcome of your deposit dispute, for any loss of deposit funds, or for any indirect, consequential, or incidental losses arising from your use of our service. Nothing in these terms excludes or limits the liability of Gator Labs Limited (trading as DepositBack) for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded by law.

Governing law

These terms of service are governed by and construed in accordance with the laws of England and Wales. Any disputes arising from or in connection with these terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
